Why does smoke damage show up in rooms the fire never reached?
Because smoke doesn’t stay in the room that burned. Heat and air pressure push it through doorways, stairwells, gaps around outlets and pipes, and the heating system, leaving soot and odor well beyond the flames. That doesn’t mean every room needs the same work. We check each room for residue, and the cleaning plan covers the areas where the smoke actually went.
When are smoke-damaged walls and ceilings too far gone to clean?
When the heat has charred or softened them, or when smoke has soaked in so deeply that the odor won’t clean out. Lightly stained drywall and plaster can usually be cleaned, sealed with a stain-blocking primer, and repainted, and we cut out only the sections we can’t save. The type of soot also decides how we clean it. Dry, powdery soot is removed dry first, while oily soot from smoldering plastics or a furnace puffback needs a degreasing wet cleaner, because a dry sponge can push it deeper.
What happens to all the water the fire department sprayed into the house?
It has to come out quickly, before it causes more damage. A single fire hose can flow 150 to 200 gallons a minute, so even a fast knockdown can leave a lot of water in the floors, walls, and insulation. We extract it and dry the structure with air movers and dehumidifiers, tracking moisture readings as it dries. Insulation and drywall that are soaked through or dirtied by sooty runoff are usually removed.
Can burned framing be saved, or does the house have to be torn down?
Often it can be saved. Stained or lightly charred framing can usually be cleaned by blasting off the char, then sealed. Char carries no load, though, so studs, joists, and rafters burned deeper than the surface are replaced, and an engineer may need to check what strength remains, especially in roof framing that carries snow. Tearing down is usually the call when the structure is too damaged to repair safely.
Do the air ducts need to be cleaned after a fire?
Not always. If the heat was running during the fire or smoke got into the return vents, soot settles inside the ducts and blows back out every time the system runs. We check the ductwork for residue during our assessment, and if smoke got in, we clean the ducts before the system is turned back on, so they don’t spread soot into rooms we’ve already cleaned.
